1. Services
ZeMi Designs provides real estate appraisals, floor plan drawings, and Heated Livable Area (HLA) measurements for residential and commercial properties in the Carolinas.
2. Service Requests
Submitting a service request does not guarantee an appointment. We review all requests and confirm within 24 hours. We reserve the right to decline any request at our discretion.
3. Pricing & Payment
Estimated pricing is shown at checkout based on service type and square footage range. Actual pricing may vary based on property complexity and is confirmed before work begins. Most services are paid in full at the time of order. Commercial appraisal orders require a 50% deposit at booking, with the remaining balance due upon project completion before deliverables are released. All payments are processed securely via Stripe.
4. Cancellation, Reschedule & Refunds
Cancellations made before work begins are eligible for a full refund of the deposit. Once work has begun, the deposit is non-refundable.
You can reschedule your appointment any time, up to 24 hours before the scheduled time, at no charge.
If you reschedule within 24 hours of your scheduled appointment, your card on file will automatically be charged a $75 reschedule fee. The same applies if you are not ready when the operator arrives or if you cancel on the day of the appointment.
ZeMi Designs may, at its sole discretion, refund the $75 fee for genuine emergencies that are outside your reasonable control (medical emergency, family emergency, severe weather, declared natural disaster, or similar). Routine excuses such as "the property was not ready," "another agent is at the property," "I forgot," or "I changed my mind" do not qualify.
You may reschedule a single order up to 3 times. After the third reschedule, you will need to contact ZeMi Designs directly to coordinate any further changes.
Disputes are handled on a case-by-case basis. Contact us to discuss any concerns.
5. Deliverables
Completed deliverables are provided as PDF files via a secure download link. Download links expire 30 days after issuance. It is the client's responsibility to download and save their files within this period. Expired links may be reissued upon request.
6. Accuracy & Standards
Floor plan measurements follow ANSI Z765 standards. Appraisals are prepared in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP). While we exercise professional care, ZeMi Designs is not liable for decisions made based on our reports.
7. Intellectual Property
Deliverables are provided for the client's personal or professional use. ZeMi Designs retains rights to its methodology, processes, and proprietary systems.
8. Limitation of Liability
ZeMi Designs' total liability for any claim arising from our services is limited to the amount paid for the specific service in question. We are not liable for indirect, incidental, or consequential damages.
9. Operational Messaging Consent
By placing an order, you agree to receive operational messages from ZeMi Designs about your appointment, your order status, and your deliverables. You can choose to receive these messages by email, SMS text message, or both. Operational messages are not marketing; they are necessary updates about the work you are paying for, and you cannot complete your order without consenting to them.
Standard message and data rates may apply for SMS. You can reply STOP to any SMS to opt out, but doing so will also stop your order status updates and may delay your delivery.
10. Privacy
Your personal information is handled in accordance with our Privacy Policy.
11. Changes
We may update these terms from time to time. Continued use of our services after changes constitutes acceptance of the revised terms.
12. Governing Law
These terms are governed by the laws of the State of North Carolina.
