We create accurate house measurements and floor plans. When Realtors list homes for sale, they market the heated and cooled sq ft of the property, along with everything else. Sometimes, they measure the homes themselves. Sometimes, they outsource that to floor plan experts. That’s where we come in! We measure buildings, over 37 million square feet and counting, with over 1,300 residential homes measured!
Every measurement follows ANSI Z765 standards, the recognized national methodology for calculating heated livable area (HLA). That means the square footage on your listing matches what an appraiser will measure, what NCREC expects, and what holds up under contract scrutiny.
Two Distinct Products: Measurement Report vs Floor Plan
ANSI Z765 Measurement Report
Certified Heated Living Area (HLA) measurement per ANSI Z765 standard. Required to satisfy NCREC requirements for MLS listings and lender/appraiser-grade documentation. Includes the measurement number and a measurement report document.

Floor Plan
Detailed floor plan drawing with room dimensions, door and window locations, and layout. Does NOT include the ANSI Z765 Measurement Report (the certified HLA number). If you need an HLA measurement to satisfy NCREC, MLS, or lender requirements, order the ANSI Z765 Measurement Report separately or bundled.
