Career. Started at age 20 in Fort Myers, Florida; residential valuation across Lee and Collier counties as a trainee, then state-certified and running his own appraisal shop. Moved to Raleigh, NC in 2008, spending his measurement years with McNamara & Company; in 2020 alone he personally measured over 1,300 homes. Between chapters he stepped away from real estate to pursue photography full-time, traveling the world for hotel and resort assignments. That visual eye is part of what shapes ZeMi Designs' approach to listing photography today. Returned to appraisal work on the commercial side after moving to Charlotte in 2020.
Licenses & Accreditations. NC Licensed Appraiser (#A9268), FAA Part 107 Remote Pilot (#4188473, 10/13/2018), USPAP-current, ANSI Z765 measurement standard.
Property classes. Authors reports across residential, commercial, industrial, and specialized property classes, including single-family homes, condominiums, land and farms, equestrian estates, land conservation easements, strip malls, churches, lake properties, apartments and duplexes, mini-storage facilities, medical and general office, daycare centers, veterinary clinics, and impact studies on commercial properties affected by cell-tower siting.
Complex commercial work. Authors complex commercial narrative reports requiring multi-property valuation, financial analysis, market studies, and highest-and-best-use studies, the same scope of work T.B. Harris, Jr. & Associates handles for owners, developers, local government, and financial clients across the Charlotte region. The residential foundation sharpens that commercial work in the cross-disciplinary places where it matters.

As a certified Assistive Technology Professional with the Rehabilitation Engineering Society of North America, the first 7 years of my career have been dedicated to serving a population of clients, mostly with neurological conditions needing various forms of Assistive Technology. One of my biggest takeaways from my time in Assistive Technology is the importance of community and working together with those around you. Photography has been a long-standing passion of mine for 4 years now, and I especially love the feeling of helping someone translate their vision and hard work into tangible photographs. I’m thrilled to bring that zeal to the team here at ZeMi Designs and to the real estate community of Charlotte.

Zherrinore Rasay Pascual
Real Estate Appraiser · Analyst · Civil Engineer
Real estate professional with more than a decade of cross-border valuation experience spanning the Philippine and U.S. markets. Currently provides research and file-preparation support for residential and commercial appraisal assignments in Charlotte, NC and Chicago, IL. Tasks include gathering comparable sales data, organizing case files, and assisting with both form (Total by a la mode) and narrative deliverables across the Sales Comparison, Income Capitalization, and Cost approaches, including Restricted and Full Appraisal Reports.
Education. Master’s candidate in Land Valuation and Management at the University of the Philippines, Los Baños (2022 to present); Diploma in Land Valuation and Management from the same institution (2017 to 2019); Bachelor of Science in Civil Engineering, Mariano Marcos State University (2008 to 2013).
Licenses & Accreditations. Real Estate Appraiser (#0007070), Real Estate Broker (#0033243), Real Estate Consultant (#0000572), Civil Engineer (#0130730), Master Plumber (#0013577), Materials Engineer I (Accreditation #5109).
Prior experience. Senior Appraiser and Junior Assistant Manager at Security Bank Corporation, Makati (2017 to 2021), and Valuation Analyst at Landbank of the Philippines, Manila (2014 to 2017). Responsibilities included preparing collateral appraisals on residential, commercial, industrial, and agricultural lots; monitoring on-going construction; and reviewing third-party appraisal reports. Reports authored to International Valuation Standards (IVS).

The Rhythm of Results. Beyond the ledger, Eros brings a unique resonance to our team, literally. Before diving into the world of debits and credits, he spent 25 years as a professional musician and band leader in the heart of NYC. That deep understanding of rhythm and ensemble work carries over into his bookkeeping style: collaborative, precise, and attuned to every detail.
Precision Meets Harmony. When not balancing the books, Eros is a Sound Therapist and Sonic Alchemist. Within his powerful Gong Sanctuary, he cultivates vibration and frequency to create meditative spaces for healing and release. Whether it’s organizing a complex 1099 system or entraining resonance with gongs, Eros is dedicated to the same goal: transforming chaos into harmony.
