3D renderers possess a skill which is often overlooked by homeowners and under-appreciated by property developers.  We are able to provide the additional 10-15% to truly tie a room together with both in functionality and in aesthetics that often gets overlooked by the general public.  Interior renderings showcase the colour palette of the room as well as the necessary lighting, appropriate patterns, furniture, and appliances. ZeMi Designs is committed to informing our clients along the way through our resource pages.  We want everyone to feel comfortable buying from us or, if they so decide, someone else.
Some of the basics which we look for when creating renders are:

  • Architectural plans –These are the best starting point for us, they allow us to get exact dimensions of the walls, windows, door placement, cabinet layout etc.  If you don’t have architectural plans, we are still able to work off of hand sketched drawings with dimensions, photographs with measurements. If you need a professional to come out and measure, we can arrange that too.
  • Material Lists or a thematic direction – Whether you have a collection of inspiration images or you have each material swatch available we can work with you to accurately show you photo-realistic images of what your new kitchen design will look like or any other room for that matter. The more information you’re able to provide us with, the better.

That’s it.
Beyond that, we will be able to work with you on your project to make it work for you as either a marketing tool or a design tool for much less than you might expect.

TYPICAL PROJECT BREAKDOWN

  • You send all information regarding any specific designs, finishes, furniture, appliances, etc or you can send images of similar houses/ rooms which you like and we can match their design
  • 50% upfront payment to confirm the project
  • We begin creating the images in our 3D software (typically takes 4-9 days)
  • We send a first draft showing camera angles and give you a general sense of the images
  • You provide your first revision, this when you make changes to things like the camera angles and major design/ style issues (revision 1)
  • We provide you with a more refined image
  • Client Feedback (revision 2)
  • Further Refined Image
  • Client Feedback (revision 3)
  • Final Image or if there are still changes we will work with you to make it right (additional changes may have extra fees associated with it, this is uncommon, however)
  • Final Payment – Removal of any watermarks

Interior residential renders usually only take around 3-4 days to create a draft.  From there we will work with you to get the images just right.  We offer 3 free revisions on most projects and beyond that keep our pricing manageable.

Our Architectural Rendering FAQ

How long does an architectural rendering project usually take?

3D renders depend on the complexity of the assignment. While most take anywhere from a few days to just over a week more complex projects take longer. Let us know ahead of time if there is a deadline on your project so that we can do our best to fit your schedule.

What do I need to get started?

You can read more about “Our process” here. Generally, a set of architectural plans or engineering files is an excellent place to start. These files allow us to provide you with a quote, and it begins the conversation to find out what your goals and expectations for this project are.

Do I need architectural plans?

Short answer:
No
Long answer:
It would certainly make things easier, faster and more accurate. Blueprints are ideal but not required. We can work off sketches/drawings or reference photos with clearly marked dimensions. With architectural rendering, there is no guarantee of total accuracy and without CAD plans, we cannot be as accurate. However, when we have plans, we import them into the software we use and can match the plans as precisely as possible.

What are the benefits of architectural rendering?

Better than reality
It can be tricky to get good photos due to ever-changing weather, lighting, acts of Nature, etc. In most cases, you need to hire a professional photographer, which can be costly. With 3D images you always get:

  • Good weather
  • Good lighting
  • Green grass
  • Perfect camera angles
  • Fully grown, beautiful landscaping
  • Top-of-the-line furniture staging the interior shots
  • Revisions and refining are part of the process

Offer options
It is usually very cost-effective to create multiple versions of the same image with different finishes and colours.
Ask a higher price
The main selling price benefits of rendering are similar to house staging.

  • Buyers are willing to spend 1% to 5% more of the dollar value on a staged home than a non-staged home.
  • A survey by Coldwell Banker Real Estate Corp. found that staged homes sell for more than 6% above the asking price.

Start selling sooner
With 3D rendering, you can start selling as soon as the design is complete. Starting to sell sooner can be a huge cash flow benefit.

Market onsite
You can print your renderings on signage at the property and generate some interest in the project. Onsite signage is generally inexpensive, and if you are not ready to sell, you can collect an email/phone list of interested people.

Regulatory board approval
Development applications can be tricky. However, architectural renderings can convince neighbours and regulatory boards that your project is going to be an excellent addition to the community. Neighbours may look at the project as something that will increase their property value instead of construction and noise.

What is your process?

A typical project goes as follows.

  • You provide us with plans, desired materials, and furnishings, etc.
  • We confirm your project’s camera angle(s) either through clay renders or 2D markups
  • We create a draft based on the plans and other information provided
  • We provide three rounds of revisions
  • We send the final high-resolution image

What rendering options do I have?

Camera angle
If you can provide us with an example of a photo or rendering that you like, in most cases, we can match it. Alternatively, if you make a markup of a camera angle on the architectural plans, we can base the renderings off that.

Time of day and lighting
If you let us know in advance, we can usually match time-of-day lighting and interior and/or exterior lighting.

Landscape architecture
We have an extensive library of vegetation and can match most regions’ vegetation so that it is accurate to landscaping plans.

Furnishings and fixtures
At no extra cost, we can match most interior design styles. However, if you have custom furnishings and fixtures, we can custom create anything needed.

How can I get the best possible results?

  • Include as much as possible in your plans.
  • Provide manufacturer specs and/or reference images.
  • Collect as much feedback as you can for each draft to make the most of your revisions.
  • Leave enough time. Although we are happy to accommodate tight timelines, it is our experience that projects that are not rushed will produce the best results.
